Single Project Insurance

Single Project Insurance is a tailored insurance solution that covers all risks associated with a specific construction project  – from start to finish. It combines various covers into one policy for the duration of a single job, often protecting the project owner, main contractor and subcontractors under a single policy.

It’s commonly used for high-value, complex or long-duration construction projects.

What Does It Cover?

Single Project Insurance can be customised to include a wide range of protection, such as the following.

Contract Works (Material Damage)

Covers physical loss or damage to the permanent and temporary works, including materials and structures under construction, due to events like fire, flood, storm, theft, vandalism or accidental damage

Public Liability

Covers injury to third parties or damage to third-party property arising from the construction activity on-site or nearby

Contractors’ Plant, Tools and Equipment

Protection for both owned and hired-in plant or machinery used on the project site

Employers’ Liability

Covers injury, illness or death to employees working on the project (a legal requirement in the UK if workers are employed)

Non-Negligent Liability (e.g. JCT 6.5.1)

Covers damage to third-party property (e.g. neighbouring buildings) caused by construction activity where no negligence is proven

Professional Indemnity (Project-Specific)

Optional cover for design and professional service risks specific to the project, particularly in design & build contracts

2. Injury to Third Party on Site

Scenario:
A member of the public is injured by falling debris outside the site boundary.
Outcome:
Public Liability cover responds to pay for medical costs and compensation.

3. Theft of Hired Plant

Scenario:
A hired excavator is stolen from the site overnight despite being securely stored.

Outcome:
Hired-In Plant cover pays for the replacement cost and any contractual liability to the hire company.

4. Neighbouring Property Damage

Scenario:
Excavation work causes subsidence to a neighbouring property, though no negligence is found.
Outcome:
Non-Negligent Liability (JCT 6.5.1) responds to cover repair costs and legal defence.
